Home watch focuses on scheduled observation, documentation, and local oversight of a private residence while the owner is away. Pinnacle does not manage tenants, collect rent, handle leasing, or operate the property as a rental business. Our role is to help monitor, coordinate, and protect the home for the owner.

If Pinnacle identifies a material concern during a scheduled visit or authorized response event, we document the condition, contact you promptly, and explain the next recommended step. With your prior authorization or approval, we can coordinate access for the appropriate local vendor and provide follow-up until the situation is documented and closed out. Response timing can vary based on weather, road conditions, location, access, and vendor availability. Pinnacle does not guarantee immediate, same-hour, or 24/7 on-site response.

If damage or a material concern is discovered, we document what we observe, notify you promptly, and help coordinate the appropriate next step within your authorization. Pinnacle can provide authorized property access and vendor or delivery coordination when included in your service scope or approved separately. We can meet approved service providers, provide access, document their arrival and departure, and help verify that the requested work was completed. Any third-party charges remain the homeowner’s responsibility.

Pricing depends on the service plan, property size, location, visit frequency, and any additional structures or services involved. Pinnacle offers clearly defined service tiers, with custom pricing available for larger or more complex properties. We’ll review the property and recommend the right level of oversight before service begins.

Pinnacle begins with an initial 90-day service term so we can establish the property-specific oversight routine and provide consistent coverage. After that, service continues month-to-month unless we agree to a different arrangement. Following the initial term, either party may end the agreement with 30 days’ written notice.

Pinnacle serves properties within our standard 30-mile service area around Rapid City, including select Black Hills communities within that radius. Properties outside the included local zone may be subject to distance-based pricing, and properties beyond the standard service area are considered individually based on location, access, and response expectations.

We begin with a brief Property Oversight Consultation to learn about the home, how often it is unoccupied, any known concerns, and the level of support you want. From there, we recommend an appropriate service plan, complete the property-specific setup and access process, and establish the checklist, contacts, and response instructions for your home.
